Strong Preferences

  • High Barrier of entry

  • Properties with multiple tenants

  • Under market rents

  • Below replacement cost

  • Expansion opportunities

  • Lease-up or replacing/upgrading tenancy mix

  • Properties with deferred maintenance

  • Properties with expiring and month-to-month leases are acceptable

Asset Types

  • Neighborhood and community shopping centers

  • In-fill retail strip centers

  • Industrial and flex centers

Target Price Range

  • Charleston Area: $1,000,000 to $15,000,000

  • Outside Charleston Area: $2,000,000 to $10,000,000

  • Will consider larger or smaller for unique opportunities

Geographical Focus

  • Southeast region, specifically the greater Charleston, South Carolina area

Property Size Preference

  • Minimum of 6,000 square feet
